Average Sales Price: Prices held relatively flat, ticking up by just 1% from $446,000 last year to $450,781. This shows prices are remaining steady despite high inventory.
Homes Sold: Total closed transactions dipped by 10%, dropping from 4,323 sales last year down to 3,895 homes sold this month.
Terminated Listings: An all-time record high of 38,894 listings were removed from the market without a sale, marking a 17.86% increase from last year's 33,000. This is a clear indicator that pricing right from day one is more critical than ever.

In this June 2026 Sienna real estate market update, Ryan Adams of The Adams Group at Real Broker breaks down why location matters more right now than it has in years, and what it means whether you're buying or selling.

FREEZE PROTECTION CHECKLIST BEFORE THE FREEZE Plumbing and Water Cover all outdoor faucets with insulated covers or towels and plastic Disconnect all garden hoses Shut off the sprinkler or irrigation system, turn main valve off and run system to drain it Drain outdoor faucets if possible Insulate exposed pipes in garages, attics, crawlspaces, and under sinks Make sure and locate the main water shut-off valve and make sure it works if needed during the freeze Inside the House Open cabinet doors under kitchen and bathroom sinks Set thermostat to at least 65 degrees, even if not home Replace HVAC filter if airflow is weak Seal drafts around doors and windows Make sure fireplace damper is closed if not in use Power and Emergency Prep Charge phones, battery packs, and flashlights Locate flashlights and extra batteries Prepare space heaters if needed and safe to use Stock water, at least one gallon per person per day Have basic tools ready such as a wrench, towels, and a bucket Refill Gas/Propane Tanks if needed for generator DURING THE FREEZE Consider small drip of faucets, especially those on exterior walls Flush toilets occasionally Do not turn off heat overnight Keep garage doors closed Do not use grills, generators, or gas heaters indoors Keep space heaters at least three feet away from anything flammable Do not use extension cords with space heaters Listen for unusual pipe noises Check under sinks and in the garage for leaks If a pipe bursts, shut off water immediately IF YOU LEAVE TOWN Do not turn off heat Optionally shut off water at the main Drain faucets after shutting off water Ask someone to check the house daily Leave cabinet doors open 🏠 Check out the hottest properties in Houston with just a click: https://theadamsgrouptx.com/home-search/listings 💡 Want to know the value of your current home?
