To keep the comparison fair, we used the same data source for both sides: HAR's median sold price per square foot for 2024. We compared Montrose, one of Houston's best-known Inner Loop neighborhoods, with the Sienna Area in Fort Bend County.
Quick answer: Based on HAR's 2024 sold data, homes in Montrose sold for a median of about $268 per square foot, compared with about $175 in the Sienna Area. On a $500,000 budget, that works out to roughly 1,000 more square feet in Sienna, in exchange for a longer drive into the city.

The square footage estimates are simple math: $500,000 divided by each area's 2024 median price per square foot. Actual homes vary widely by street, age, condition, and lot.
What You Gain in the Inner Loop
In the Inner Loop, the higher price per square foot buys location. Montrose sits close to downtown, the Museum District, the Menil Collection, and Hermann Park. For someone who works in the city and values walkable restaurants and culture, a shorter commute can be worth the higher price per square foot.
The tradeoff is usually space. On the same budget, you are more likely to be looking at a townhome, condo, or smaller home.
What You Gain in Fort Bend

The tradeoff is time. Sienna is about 25 to 27 miles from downtown Houston, so a daily commute into the city is a real part of the decision.
Do Not Forget the Full Monthly Cost
Price per square foot is only part of the picture. Before comparing two homes, look at the full monthly payment, including property taxes, any MUD tax, HOA dues, and insurance.
